Introduction

Jinyi Borneo Harvest Sdn Bhd (JBH) is a Kuala Lumpur-based company specialising in bird nest house farming. The company focuses on the farming of Swiftlets, small birds whose nests, made from hardened saliva, are highly valued in Chinese cuisine and traditional medicine. JBH operates three bird nest farms in Sabah, located in Beluran, Sandakan, and Lahad Datu.

JBH operates a unique business model focused on reviving and managing previously unsuccessful swiftlet houses in collaboration with their owners. JBH leverages existing infrastructure and uses advanced techniques like sound and aroma management to create a natural, appealing habitat for the birds. This approach ensures high productivity and sustainable harvesting practices, as nests are only collected ethically after the chicks have left, typically within 90 to 120 days.

By successfully restoring these houses to productive nesting sites, JBH has established its name in the bird nest market. The company's expertise in management and revival has turned these locations into profitable ventures, demonstrating a successful and sustainable business model in the niche industry of edible bird's nests.

What We Do

The Challenge

Despite robust global demand, the Malaysian swiftlet farming industry is hindered by a few challenges.

  • Lack of Systematic & Scientific Operations: Many farms fail because they lack a systematic, scientific approach to environmental control. This leads to suboptimal conditions for swiftlets, resulting in low yields and unproductive assets.

  • High Failure Rate Due to Passive Ownership: The high failure rate is often caused by passive ownership, where investors or landowners lack the expertise and time for proper management. This neglect leads to poor maintenance and eventually, abandoned farms.

  • No Standardisation in Quality or Processing: The fragmented industry lacks standardised methods for harvesting and processing nests, leading to inconsistent quality. This makes it challenging for individual farms to establish a reliable reputation in the market.

  • Over-Reliance on Middlemen: Farmers' dependence on middlemen for sales gives them limited control over pricing. This leads to a lack of transparency and an inability for producers to secure fair returns on their product.

Our Solution

JBH has developed a multi-faceted business strategy to capture value across the swiftlet farming supply chain. This approach includes:

  • Consolidate & Revive
Acquire underperforming or abandoned swiftlet farms, apply expert intervention, and restore them into productive, income-generating assets with higher resale value.

  • Build & Sell or Rent-to-Own
Provide flexible investment models through fully built farms for sale or structured rent-to-own plans tailored to smallholders and urban investors.

  • Deliver Turnkey Operation
Handle the full end-to-end setup — from land selection and construction to sound calibration, humidity systems, and professional farm management services.

  • Integrate Fast-Yield Crops
Cultivate short-cycle crops like kangkung, chilli, and mushrooms to generate interim cash flow and maintain regular onsite presence for security.

Our Market Opportunity

The global edible bird's nest market is a booming industry, projected to reach a value of approximately USD 9.8 billion by 2032. This rapid growth is driven by rising consumer health awareness and innovative new products, according to Credence Research. China dominates the market, accounting for over 80% of global demand due to the product's cultural significance and its position within the country's luxury health food sector, as reported by VietNamNet. With a robust swiftlet farming industry and a strong reputation for high-quality standards, Malaysia is a key player, with exports valued at RM1.2 billion in 2022 according to MATRADE

This presents a significant opportunity for companies like JBH to capitalise on the strong global demand by modernising struggling farms and professionalising the industry. By revitalising underutilised farms, the company can secure lucrative export contracts and meet the increasing demand for compliant, high-quality bird's nests.

Our Strategy

We aim to scale its operations across Sabah, focusing on construction, management, and profitable nest harvesting with a minimal fixed asset burden.

Key Strategic Pillars

  • Scale and Growth: The core strategy is to expand rapidly by establishing a scalable and managed portfolio of assets.

  • Asset-Light Model: By focusing on construction, management, and harvesting, the company can generate profitable returns and recurring income without the high fixed costs of full ownership.

  • Strategic Exit: The long-term goal is to build a highly attractive business for acquisition, appealing to large international buyers who seek an established, compliant, and professionally managed supply chain.

  • Compliance Expertise: The company leverages its experience and planned collaborations with HACCP and GMP-certified processors to ensure products meet the stringent quality and safety standards required for key export markets, most notably China. This expertise is a critical component of their market access strategy.

Our Achievements

We currently have a strong track record of success in the swiftlet farming industry. Our team has successfully built, revived, and managed three (3) swiftlet houses located in Sandakan, Beluran, and Lahad Datu with proven yield performance, turning high-risk assets into income-generating properties. This is backed by advice from an advisor with years of experience operating over 200 swiftlet houses in Sabah.

Additionally, a member of our team has experience engaging and dealing with a HACCP and GMP-certified birds' nest processing facility. This expertise is crucial for meeting export-grade quality standards and, combined with strong working relationships with Sabah's largest collectors and middlemen, enables us to ensure an efficient and consistent off-take of nests.
